For most residential mortgages with qualified borrowers, there is no fee to you: the lender pays the broker's compensation. Some private, alternative or commercial files may involve a fee; if so, it is disclosed in writing upfront before you commit.
5% of the first $500,000 of the purchase price and 10% of the portion between $500,000 and $1,499,999. Homes priced at $1.5 million or more need at least 20% down. With less than 20% down, mortgage default insurance (e.g. CMHC) is required and the premium is added to your mortgage.
